With the current housing and economic crisis all of a sudden you’ve seen little yellow signs and large ads saying, “We ‘re going to buy your home,” you probably need to sell a house quickly and wonder who these guys are behind the signs and can do anything to support.
The indicators have actually been around for three decades, but as in anything else, you see only the ones that are of immediate interest to you. Buying houses without the intention of living in them-as a company, really began to take off around 30 years ago when a number of seminar speakers crossed the county offering training in buying and selling homes for profit. As any company, you can expect a variety of people buying houses to be qualified, honest professionals, and some who are not so qualified, and some you ‘d prefer to avoid.
The bottom line is that some of those people will potentially help you sell a house quickly, often in a matter of days, and fix issues. Others, I find, aren’t even going to answer the phone or call you back if you call and leave a message. I have found, odd as it may seem, that this inability to follow up on a lead exists in a variety of sales areas.
So the first thing I would recommend when finding a House Buyer to work with is calling everyone, seeing who’s answering the phone, seeing who’s coming out to your house and arriving when they’ve decided to come. Not high tech but a strong beginning.
Who am I going to tell you how to find these guys by? I happen to be one of them and have been doing imaginative real estate in Florida for two decades, had been a stock broker and financial writer for the Chicago Tribune before. It’s kind of like going to a hacker to figure out how to securely run your computer.
And as one of them, let me assure you that there are nice, professional people who can collect the money they need to buy and are familiar with the way you live in real estate. There are still, and often, waves of new people learning how to buy houses and some of the people wanting to sell a house quickly will help these newcomers learn the trade.
Besides seeing if they reply to the phone and actually arrive at the time agreed upon for an appointment, I would like to know how long the person has been buying houses and how well they are doing it. We’ll look at methods of trying them out in the second chapter of this series and in the third article we’ll look at the phrases in the contract they give you that you may want to avoid.
One of the main pluses that the best of these guys and gals can bring to the table to support you is that they have been taught that there are a variety of ways to sell a home, strategies that have been used for years in commercial real estate but seldom used in residential properties.
Twenty years ago, when I lived on the East Coast of Florida, I learned the hard way of using these innovative methods and had bought a house in an area where a garbage burning incinerator was built. It was to be constructed about a mile from where my house was and I could not sell when I was ready to sell the house and move into the Tampa Bay area. When I was ready to sell, everyone knew of the plans and no one wanted any of the houses in my town. I eventually left the house with a real estate agent and went on with two homes’ prices.
While many real estate agents may not like imaginative real estate, my agent was well-informed and suggested a way to sell my home. We were scarred but we sold after thinking about it and it worked fine.
